We publish the county-level data behind our Florida and Colorado reverse mortgage pages as an open dataset, plus a drop-in widget you can embed on your own site. Everything is sourced from the US Census Bureau and FHFA, refreshed on a schedule, and free to republish with attribution.

Data and embed questions

Is the HECM county dataset free to use?
Yes. The county dataset and the embeddable widget are free for editorial, academic, and commercial use as long as you credit Simply Approved Mortgages and link to https://www.simplyapprovedreversemortgages.com/hecm-data. The underlying figures come from public US Census Bureau and FHFA data.
Where does the data come from?
Demographic figures come from the US Census Bureau American Community Survey 5-year estimates. Home-price trend figures come from the FHFA All-Transactions House Price Index, retrieved through the Federal Reserve Bank of St. Louis FRED API. Where FHFA does not publish a separate county index, the statewide index is used and labeled as statewide.
How often is the data refreshed?
Census demographics refresh monthly against the latest published ACS vintage, and FHFA House Price Index values refresh quarterly. Every record carries the vintage year and a source URL so you can verify it.
What formats are available?
JSON and CSV. Both cover all published Florida and Colorado counties, and both accept an optional state filter so you can pull just one state.
Can I embed the county widget on my own site?
Yes. Copy the iframe snippet on this page and change the state and county parameters. The widget is responsive, loads no tracking cookies, and includes its own data sources and licensing disclosure.
Does the widget give a loan quote?
No. The widget shows public demographic and home-price context alongside HUD's current HECM lending limit. It is educational only and is not an offer of credit, a rate quote, or an approval. Every borrower on title must be 62 or older to qualify for a HECM.

Documents required for a reverse mortgage

When you apply for a HECM reverse mortgage, your lender will request documents that verify your identity, property ownership, income, and assets. Gathering these in advance can speed up your estimate and application.

  • Government-issued photo ID

    Current driver’s license, passport, or state-issued ID.

  • Social Security number verification

    Social Security card or award letter showing your SSN.

  • Current mortgage statement

    Most recent statement if refinancing; purchase agreement if buying.

  • Homeowner’s insurance declarations page

    Shows current coverage, premium, and mortgagee clause.

  • Property tax statement or receipt

    Latest county tax bill showing taxes are current or payment history.

  • Bank statements

    Last 1-2 months to verify closing funds and residual reserves.

  • Investment or retirement accounts

    Recent statements for IRA, 401(k), brokerage, or other liquid assets.

  • HOA or condo information

    Homeowners association statement or condo questionnaire if applicable.

Why we pull credit for your reverse mortgage pre-approval

HUD requires a Financial Assessment for every HECM reverse mortgage, including a review of your credit history and record of paying property taxes and homeowners insurance. As part of our standard broker/lender pre-approval process, we typically order a tri-merge credit report through a HUD-approved credit vendor to verify identity, review obligations, and confirm that you can continue paying property taxes, homeowners insurance, and maintenance after closing. Whether a tri-merge is required, and any fees, are set by the wholesale lender and credit vendor — not by HUD as a stand-alone rule.
